Start with the weekly routine
Write down the journeys and services that will matter most: work, school, airport, healthcare, beaches, sport, shops and social life. Test them at realistic times rather than relying on map distance alone.
Compare micro-locations, not only towns
Two properties within the same municipality may differ greatly in elevation, orientation, walkability, wind exposure, traffic, noise, parking and community facilities. Visit at different times of day and, if possible, in more than one season.
Match the property type to the plan
- Apartments may offer shared facilities and easier lock-up-and-leave ownership, but require community review.
- Townhouses can provide more space while retaining shared services and community obligations.
- Detached villas offer privacy but normally require more maintenance and security planning.
- Rural property needs particularly careful access, utilities, boundary and planning investigation.
Calculate the true cost of the location
A lower purchase price can be offset by transport, maintenance, community charges or renovation. Compare annual ownership cost and likely use, not simply price per square metre.
Protect future flexibility
Consider how easily the property could support a change in family needs, remote work, reduced mobility or a future sale. Rental or tourism use should never be assumed; have the legal and community position checked.
Turn preferences into a shortlist
Clarivenda’s property search can help compare current listings across available areas. Save suitable homes, record open questions and request information before arranging a focused viewing trip.
