The main cost categories

Selling costs vary according to the property, the seller’s tax position and the professionals involved. A useful budget should account for the full transaction rather than focusing on one headline fee.

  • Allow for marketing or agency fees and the VAT that applies to those services.
  • Budget for independent legal and tax advice based on the complexity of the sale.
  • Include the energy certificate and any technical or administrative documents that must be obtained.
  • If a mortgage remains registered, allow for repayment and formal cancellation costs.
  • Ask an adviser to estimate municipal plusvalía and capital-gains tax where they apply.
  • Include practical expenses such as repairs, staging, cleaning, removals and agreed buyer concessions.

Clarivenda’s published charges

Clarivenda separates its charges: €895 + VAT for a six-month listing service, plus a 2.5% + VAT success fee only when Clarivenda or a collaborating agency introduces the successful buyer. Review the current agreement for full scope and terms.

The 3% non-resident withholding

For a seller who is not tax-resident in Spain, the buyer generally withholds 3% of the consideration and pays it to the Tax Agency. It is a payment on account, not automatically the final bill.

Build a realistic net sheet

A net sheet turns a proposed selling price into an estimated amount the owner may actually receive. Keep supporting estimates beside each line and update them whenever the price or transaction terms change.

  • Begin with the expected sale price supported by current market evidence.
  • Subtract the outstanding mortgage and its cancellation expenses.
  • Subtract service, legal, documentation and property-preparation costs.
  • Subtract an informed estimate of the taxes that may apply to your circumstances.
  • The remaining figure is the estimated net proceeds, not a guaranteed final amount.

Avoid false precision

Tax depends on residence, ownership history, documented costs, exemptions and local rules. Ask a qualified Spanish tax adviser to calculate your position. Clarivenda does not replace individual legal or tax advice.
